To put it simply, planning permission is the approval required from your local planning authority before carrying out any construction work. Do I need planning permission for a new gate?

The question of whether or not you need planning permission for your new gate depends on a variety of factors:

• Is it a new gate? If you’re installing a completely new gate, you will not require planning permission if your gate is less than one metre high. If your gates open onto a private road, this limit is then extended to two metres high.
• Is it replacing an existing gate? If you’re essentially just updating your gate and replacing it with one of a similar height or smaller, you will not require planning permission. However, if your new gate will be significantly larger than your existing one, you will likely require planning permission as this may no longer fall under permitted development rights. 
• Where do you live? Conservation areas are sites of architectural or historical significance that have been judged worthy of protection. Should your property be located inside one of these areas, you will likely be subject to much harsher regulations. This means that any aesthetic change to the exterior of your property will require approval, the only exception being if you are replacing an existing gate with an exact replica. You must also seek planning permission if you live in or on the grounds of a listed building, as any changes may affect the character or appearance of this historical site.

How to get planning permission

The first step is to contact your local planning authority through your local council. They will then direct you to the Planning Portal, where you will fill out an online application form. If you’re ever unsure of what to do, the Planning Portal website is packed with useful guides and tips to help you on your way. Once the form has been completed, you’ll be required to pay the application fee and submit a number of supporting documents, including the ownership certificate and site plans. 

Once your request has been submitted, the only thing left to do is wait for the local planning authority to assess your application and come to a decision.
